Queenslanders have the best stamp duty rates in the country

The release of the Queensland (QLD) state budget 2011-2012 saw revised stamp duty rates and concessions for property purchasers as well as a new government grant. Many Queenslanders and property commentators used the opportunity to complain about the removal of a Principal Place of Residence (PPR) stamp duty concession and higher rates. It may surprise some to learn that Queensland actually has the most generous stamp duty rates, concessions and grants in Australia.

Buying A Newly Constructed Property

As part of the Building Boost announced in the Queensland State Budget individuals purchasing newly constructed property are eligible for a $10,000 grant. The Building Boost has put Queensland housing purchase costs far below those of any other state. There are even more rewards for first home buyers purchasing a newly constructed property thanks to the stamp duty concession for first home buyers.

The figures above represent grants minus stamp duty. A positive value indicates money being received by home buyers from the government. A negative value means money being paid by first home buyers. These figures include the First Home Buyer’s Grant and are for a home purchased after 1/08/2011 with the new QLD stamp duty rates.

Old & New Queensland Stamp Duty Rates Compared

The state government has done a bit of paper shuffling to fund its Building Boost. If not purchasing a newly constructed property, first home buyers and those purchasing a principal place of residence (PPR) in Queensland will be worse off under the new rates. Those purchasing an investment property will be marginally better off.
